Real Estate Growth Management Analysis of High Density Residential Mixed Use Development in the Toronto Region

The Province of Ontario is expecting major population growth over the next few decades, it has identified goals within The Growth Plan of the Greater Golden Horseshoe to steer new development towards strategic growth areas known as Urban Growth Centres (UGCs). This thesis looks at eight of the 25 identified UGCs within the Toronto-region to assess what the current market context of proposed high-density mixed use real estate development is? And at what development scale there being proposed? The findings show that for the UGCs of Toronto, Vaughan, Mississauga, and Brampton that mixed use high-density real estate development is being achieved at different paces, and scales, reflective of what the market desirability is for these areas. The findings position the research from a real estate management point of view to potentially aid policy makers, developers, real estate professionals as to how they plan development for areas expecting significant population growth.
